county rejects all rudy's bids...
action officially taken at tonight's meeting.

This raises a few questions: 1)How long they will hold on to the property and wait for what they consider a suitable bid?
2)Are they considering the amount of "lost" bank interest they are not making by rejecting the bids?
3) How much taxpayer money will be used to maintain the property & protect it from the criminal element while they wait for some wonderful bid which may never be offered?
4) Why aren't they selling this for the current high bid instead of raising taxes?

On the Rudy issue. Wasnt the Bank in Blairsville offered the opportunity to bid? They were willing to give a mil and a half to open a minute market and gas station, surely they would have given close to the same amount for Rudy's.
Why would there be interest payments? I thought they got the thing free of charge from Rudy. And secondly, from a business stand point, there's a very similar piece of commercial property about to be auctioned off at the courthouse steps (that sits less than a mile away), it makes sense to see what it is going to bring on the open market. That way everyone (even the dividers) will know for sure that the offers are legitimate or not when it goes to rebid. But if the citgo thing brings 1.6 million on the courthouse steps, make sure you hang out with the banker that made that loan because he is going to be partying.
WDM, you the man! You made a good point to wait and see what the CITGO brings. The county does not have a gret deal of expense in it from month to ont and can afford to wait and test the market more to bring top dollar. I appreciate the commissioners for not just taking a quick buck. I bet if they had taken the $255k bid they would have been accused of giving it away and not trying to seek the highest and best price. They have had it for about 3 months and already a few of the same negative people are complaining. If they had had it for 3 years with continued low offers then yes it may be time to take the money and run. But I agree with you again. I think the property should bring closer to $385k - $425k.
I would have submitted a bid but was unclear about the status of the equipment. I wish I had because I would have been higher than others and believe the county would have taken mt bid. Hope another bid is done once the equipment is cleared up.
12:51 my oppinion on why they rejected the highest bid was from the figures I've heard they have a lot more than that invested in the property from months of security and lots of other expenses that the sheriff spent out there.So where they planned on making out with lots of profit now it looks like they'll be lucky to break even.
The county officers were going and coming in droves from Rudy's house.If a soul didnt know better they would have thought a doughnut shop was out that way.
the place is way over built for area. it may cost 700,000.00 to build it but it was built with stolen goods and money. the county will never get close to what it would cost to build it. they would be doing good to get half that and put it back on tax rolls asap.

A gas station, store, and laundry set up for retail operations right on a 4-lane highway is ole WDM's idea of "similar" to a resturant located off the beaten path in Milner! We need that WDM fella on the commission!
Especially when WDM doesn't understand interest. He doesn't understand that if the commissioners sold Rudy's they could get interest on the money, and THAT's how they are losing interest on Rudy's while holding on.

The city deserves half of the county's Ag Authority assets.
The county should give the school system their vehicle shop and barn so the county taxpayers can build a new one.
The city should get the former stadium while the county gives up land. It helps us all.

Maybe if we divert enough county money into a football stadium in Barnesville we can fight pit bulls there. Call it the Michael Vic and Ag Authority Memorial Stadium.

POWP, I know most don't actually care for facts like you do but both properties are on similar size lots (Rudy's 1.2 acres and Citgo 1.6 acres) Tax digest value wise (Rudy's around 575k and Citgo around 825k) Appraisals are done on recents sales on similar properties so they would be used against each other in that regard as well.

Gas stations/convience stores/ laundry mats are totally different.
Not only is the location miles apart, the traffic flowing past is different.
The dqays of people paying big money for property are about over. We are pumping a trillion dollars and it is climbing into Bush's war. Jobs are leaving for China at a record pace. People can't sell houses and they can't pay mortagages. They aren't going to waste gas and money going to a resturant way out in Milner. Check it out...business is way down in upscale food establishments. Upscale dining in Macon is off about 30% in the opast year as people tighten their wallets to pay for Iraq and Chinese imports.
